The project

The Baross tér property is located in Budapest's VII. district (Erzsébetváros), 400 metres from Keleti railway station — one of Central Europe's busiest transit hubs. The old building with an outdated internal layout is being completely converted into an 18-unit apart-hotel. Everything changes: from the floor plan to the windows to the mechanical systems.

Scope of work

  • Full demolition and replanning: 2 floors, creation of 18 apartments
  • New electrical network: per-apartment distribution panels, smart-ready cabling
  • New water supply and drainage system for all apartments
  • Heating and ventilation: decentralised system with individual control per apartment
  • New windows and doors — full facade and interiors
  • Complete tiling, painting, furnishing — optimised for short-term rental

The Budapest VII district apart-hotel market has one of the highest occupancy rates in Hungary. Located 400 metres from Keleti station, the building offers direct access to the city's tourist and business hubs. Under professional management, 18 units can achieve 75–90% occupancy during peak season.
