The problem

Why renovation from a distance is hard

Budapest property is attractive — but supervising the work without being there is unpredictable. These are the stories we hear most often on expat forums.

"I don't know who's working in my flat"

Unknown contractor, unknown subcontractors, no visibility — Budapest expat forums are full of stories about unreliable builders.

"I can't see what's going on"

You return months later and see only the finished result. If something went wrong during the work, it's too late — the tiles are already up.

"The price doubled mid-project"

Extra works, material surcharges, "turned out that…" — the final bill was double the quote. Expat.com is full of these Budapest renovation stories.

We specialise in this: we give owners living abroad the same visibility as being on site — photos, video calls, digital contract, fixed price.
The solution

Four things that make remote renovation safe

Saying "we're trustworthy" isn't enough. We've built a concrete system so every step has full visibility.

Weekly photo report

Every week — typically on Fridays — we send a detailed photo set of all completed work. Demolition, framing, plumbing runs, tiling at every stage. Not a rushed WhatsApp snap but structured documentation.

Video calls at key milestones

After demolition (to show you what was behind the walls), before starting engineering works, and before handover. Google Meet or WhatsApp — whatever works for you. Every question answered before the next phase begins.

Fixed price in the contract

Itemised Excel quote for every work package and material. The signed total is the final invoice — no extras, no surcharges. If the client requests a change, we document it and update the quote accordingly.

Video handover + 2-year warranty

We walk through every room on a video call together — every space, every function tested live. The warranty certificate arrives by email. If anything comes up after handover, we come back at no charge.

Design Project

A design plan means fewer decisions mid-build — and zero rework

For remote renovation this matters doubly: when everyone works from the same plan, there are no clarification calls across time zones — and no surprises at handover.

Faster build

Tradespeople don't wait for decisions — materials are ordered in advance, phases run without gaps. A design plan typically cuts build time by 10–15%.

Clear communication

3D visuals and an itemised material list replace vague verbal descriptions. Contractor, tradespeople, and client all read from the same document — no misunderstandings.

Saves on rework

Rework is the most expensive thing in renovation: double materials, double labour. Starting from a design plan prevents 90% of those scenarios — even from a distance.

ConSol provides design projects too: furniture layout, material selection, 3D visualisation. The fee pays for itself on the first rework avoided. Ask about it on your online consultation.

FAQ

Questions about remote renovation

Who signs the paperwork if I'm not in Budapest?+
The contract and quote are handled by email or digital signature (DocuSign, Adobe Sign). For property access we collect a key from a neighbour or building manager, or we install a key safe at the entrance — we arrange all of this. The handover document is delivered by email.
How do I pay from abroad?+
Bank transfer in HUF or EUR — straightforward from anywhere in the EU. Payment schedule is fixed in the contract: typically 30% upfront, 40% at mid-point, 30% on handover. Custom schedules are possible.
What if I don't like something in the photos?+
Photo reports and video calls exist for exactly this reason — you approve each phase before the next one starts. If anything doesn't match the agreed specification, we redo it. Our risk, not yours.
How does the contractor access my property if I'm away?+
We use whichever option suits best: a key safe at the entrance (we install it), a key left with a neighbour or building manager, or a locksmith-duplicated key. We agree on the most practical solution together — in our experience a key safe is the simplest.
Does remote management cost extra?+
No — the price is identical to a regular renovation. Photo reports, video calls and digital documentation are part of our standard process. Indicative prices: cosmetic renovation 120–160 000 HUF/m² (approx. €300–400/m²), full renovation 220–320 000 HUF/m² (approx. €550–800/m²). Exact pricing after a free survey.
